Metro MLS has been reviewing data entry of the new estimated fields and sanctions of obvious incorrect data entry begins today.
Any listings entered into FlexMLS as of February 12th, 2013 have required the Estimated Acreage, Estimated Total Square Feet and Estimated Year Built to be entered with true estimated values.
All members are encouraged to review and update listings for Estimated Acreage, Estimated Total Square Feet and Estimated Year Built to be entered with true estimated values.
Red Flags during review would include data entry of 0, 9999 or any other obvious incorrect data where Metro MLS can obtain the estimates from the Public Records available from within FlexMLS.
A $25 sanction will be assessed for each listing where data entry of 0, 9999 or any other obvious incorrect data can be obtained from the Public Records available from within flexMLS. The Public Record sources within flexMLS immediately available for use: WireDATA (tax records), Assessor Source List, or the parcel info maps. The following codes will appear on the invoice following the MLS number.
- E-YB - Estimated Year Built
- E-ACRE - Estimated Acreage
- E-SQFT - Estimated Total Square Feet
Metro MLS has Public Record sources within FlexMLS immediately available for your use:
- WireDATA tax information using the tax key or address.
- Assessor Source List for all Wisconsin counties and municipalities.
- Property parcel maps can be used for calculating estimated acreage. See How to Calculate Acreage for assistance.
Note: Other sources to obtain property information include the seller, appraiser, plat maps, blueprint, surveys, builder and more.
The integrity of data means it's accurate and complete to the best of your knowledge. Therefore, we strongly encourage you to enter the estimated data as required. Entering a 0 (zero) or 9999 in for Est. Year Built, Est. Acreage, or Est. Total Square Footage will yield incomplete and inaccurate search results.
Example #1: The search criteria is entered as Single Family, Full Search, Est. Year Built from 2009 to 2012. If the listing agent entered a 0 (zero) into the Est. Year Built field, then the listing will never be displayed in the search results as it is not in the range searched upon.
Example #2: The search criteria is entered as Two-Family, Full Search, Est. Total Square Footage from 1000 to 3000. If the listing agent entered a 0 (zero) into the Est. Total Square Footage field, then the listing will never be displayed in the search results as it is not in the range searched upon.
Example #3: The search criteria is entered as Vacant Land, Full Search, Est. Acreage from .50 to 2. If the listing agent entered a 0 (zero) into the Est. Acreage field, then the listing will never be displayed in the search results as it is not in the range searched upon.
